Overview of service

Castleforbes Business Park is located on Sheriff Street Upper in Dublin’s Docklands. The urban space sits on a substantial six-acre site with two significant development projects planned:

  • A new 262 bedroom hotel, constructed over 9 floors with a gross floor area of 9,644 sq m.
  • A commercial office building known as the Freight Building, comprising 9,742 sq m of modern Grade A office space set over ten floors.

The development is located 400 metres from the Spencer Dock Luas stop, offering residents and visitors easy access and excellent transport links. The hotel and office complex will be built around a central landscaped courtyard that will have partial public access.

Specifications

Overall the project brings much-needed office and leisure accommodation to the city. It has been carefully designed to include additional outdoor recreational space in the area. The new multi-use development is being led by Glenveagh Properties who appointed ORS to provide Assigned Certifier services. The team are currently providing expert B(C)AR services on the project.

Project challenges

Educating and clear thinking

The project involved multiple stakeholders with varying compliance requirements. It was important to ORS that the client understood the process of compliance and how to minimise the risks of recurring challenges throughout the project.

With this understanding, combined with significant similar client experience, the Assigned Certified Team delivered a lessons-learned session to the full team of contractor and client representatives. It was based on similar complex projects completed by the ORS team and outlined the bespoke and diligent system for monitoring compliance. The session covered Part M (2010) which provides guidance on best building practices for adequate access and use of a building and its environs.

This early-stage interaction with clients, designers and contractors was a valuable educational exercise for the project team and set a clear path forward for the smooth running of the project. The achieved objective was to support and empower partners to make a positive impact on the completed development.
