Overview of service
Franklin Pharmaceuticals is an international pharmaceutical company that creates bioactive feed additives that boost animal health and performance.
Franklin, appointed ORS to prepare and manage the planning application submission for a proposed new extension and development of a site on their behalf.
The proposed development included:
The demolition of an existing storage shed to facilitate the construction of the newdevelopment.
The construction of a four-storey production extension to the east of the existing production building
The construction of a new single-storey dock leveller structure to the south of the existing production building
The alteration of the elevations and existing floor plans to accommodate revised and additional office space within the existing production building
The construction of an 386 sq.m. single-storey extension to the south of the existing feed building
The construction of 14 storage tanks of various sizes and 3 underground storage tanks located throughout the yard
New landscaping, car parking, visitor car park access, weighbridge, site services and all associated site works above and below ground.
The Planning Process
The planning process was successfully managed by the ORS Project Management team and the internal ORS technical teams provided the required architectural, civil, traffic and environmental inputs for the planning application.
Working with Franklin Pharmaceuticals on this project is an example of how the firm delivers complex multidisciplinary solutions. It involved appointing a project coordinator as a single point of contact for the client to ensure the smooth running of the project.
Project challenges
Complex planning process
Meath county council requested further information in order to make a decision on this planning application. In total the local authority required ten items of additional information.
These items included confirmation of the operational operating hours of the facility, exact details of the proposed storage vessels and underground storage tanks. The council also sought details about the visual impact of the facility on the neighbouring properties, landscaping details, and further details on lighting, noise and air emissions on from the proposed development.
Upon receipt of the further information request, ORS met with the client and advised on the response strategy. It was decided that in order to comprehensively respond to the request additional consultants were required to carry out the necessary studies and provide reports of the findings.
ORS procured and managed the additional consultants throughout the process. When the design team concluded their work a detailed response was issued to the local authority by ORS which included the following supporting reports:
visual impact assessment
photo montages
a landscape plan
noise impact assessment report
lighting design report and an air emissions report.
All documents were prepared within the timeline for the response as set by the local authority and a final decision to grant permission was given by Meath County Council.
IDA Ireland appointed ORS as the employer representative and lead designer for the extension of an access road within the IDA College Business and Technology Park in Blanchardstown, Co Dublin.
PalletXpress appointed ORS to provide project management, civil & structural, fire, disability access, PSDP and assigned certifier services on the construction of a new warehouse and distribution centre.
