From the outset , the ORS team engaged with the client and the design team setting out a clear roadmap for the BC(A)R strategy.
As part of our role as Assigned Certifier on Sandyford Central, our initial engagement was with the Design Certifier where we reviewed and provided input into the Design Responsibility Matrix (DRM). This is a key aspect of any project and through consultation with the design certifier and the builder, we ensured there were no gaps in identifying design responsibility prior to commencing on site. It was vital to identify exact lines of responsibility with regards to overlapping areas of responsibility such as structural steel, piling, masonry fixings, balconies, stairs, facades etc. Prior to submission of the commencement notice, ORS took the finalised DRM in consultation with the design certifiers and identified all areas of design which may be incomplete or yet to be carried out, e.g., balcony drainage for instance. By identifying the incomplete design areas, we could track the same and ensure that adequate follow up was completed during the construction stage and tabling as a repeated agenda item in separate BCAR meetings with the design team and contractor.
Design changes were implemented as works were carried out on site, as is part and parcel of projects of this size. ORS encouraged open discussion during project meetings and joint site walks to ensure design changes were properly assessed with revised drawings provided for review.
