Overview of service

ORS was proud to support the delivery of The Ivy Asia, Dublin. An exceptional, high-end restaurant fit-out combining luxury, creativity, and technical excellence in one of the city’s most sought-after locations, Dawson Street. Initially engaged as an Assigned Certifier, ORS were quickly appointed to the wider multidisciplinary role, providing Design Certification, Civil & Structural Engineering, Fire Engineering, DAC Consultancy, and Project Management support.

Working closely with the UK-based design team, ORS ensured that all imported design information aligned with Irish Building Regulations and local statutory requirements. The project’s theatrical interiors, bespoke finishes, and iconic semi-precious green stone floor demanded a highly coordinated approach, continuous technical oversight, and precise compliance management. 

This project exemplifies ORS’s ability to guide international clients through Ireland’s regulatory environment while delivering a seamless, high-quality outcome on a fast-tracked programme.

Project Outcome

The Ivy Asia opened on schedule and has since commenced trading successfully, marking a major achievement for both the client and the multidisciplinary ORS project team. Our early engagement, rigorous compliance strategy, and integrated design review process ensured full alignment with statutory requirements and enabled construction to progress without delay. 

ORS’s structural, fire, DAC, and certification teams collaborated to uphold the design intent, maintain quality, and safeguard the safety and performance standards essential to a high-end hospitality venue. The result is a spectacular dining environment that blends technical precision with exceptional craftsmanship, reflecting both the client’s ambition and ORS’s commitment to excellence. 

The project reinforces ORS’s reputation for delivering complex, design-led fit-outs within demanding timeframes while providing clients with assurance, clarity, and confidence throughout every stage.

Challenges & Solution

The project’s uniquely bespoke design, coupled with an exceptionally compressed delivery programme, required rapid decision-making, agile coordination, and continuous onsite engagement. ORS responded by implementing a tightly managed multidisciplinary workflow, enabling design queries and technical challenges to be resolved immediately and preventing delays to onsite progress. 

The intricate fit-out demanded non-standard sequencing and careful integration of specialist materials and systems, which ORS supported through close collaboration with architects, contractors, and subcontractors. An almost constant onsite presence ensured emerging issues were addressed in real time and that the project maintained momentum. 

This proactive, solutions-focused approach was central to achieving a smooth, timely, and fully compliant delivery.
