Overview of service

Mervue Business Park, Co. Galway is a much-needed new industrial development. The finished project will result in the amalgamation of five former units into a single industrial office unit. The repurposed one-storey unit will be fitted with new extensions to the front and to the rear of the building. It will house production facilities with ancillary open plan and cellular offices, meeting rooms, training rooms and central canteen space.

The client required multiple services and appointed ORS to provide Assigned Certifier and PSDP services to support the creation of the development. The benefit to the client was the delivery of various complex solutions from one firm with a streamlined approach.

ORS was appointed as design and assigned certifiers for each phase of this complex project ensuring early engagement in design reviews with the design team and compliance with the Building Regulations from early on in the design process.

As a multidisciplinary project, ORS appointed a project coordinator, offering the client one point of contact. This approach allowed for the seamless delivery of the combined service offering, resulting in a smooth outcome for the client.

Phasing

The project was split into Phases with the Shell of the Building completed in Phase 1 and the fit-out of the Office and manufacturing facility and laboratories being completed over the subsequent 3 phases. ORS engaged with the Design Team and Galway City Council Building Control to ensure smooth handling of completion of each phase, providing timely solutions to a complex project.

The use of the ORS cutting-edge inspection software meant that the team reduced the amount of time it took to undertake and prepare reports. Utilising this software application shortened the entire inspection process.
