


Project Outcome
Pembroke 1A represents a defining milestone in Phase 1 of the Glass Bottle regeneration, establishing the quality benchmark for future residential blocks. As the Assigned Certifier, ORS played a central role in coordinating compliance activities, aligning BCAR requirements with the construction programme and ensuring full transparency across all certification stages.
Under the guidance of the ORS Assigned Certifier team, the project benefitted from rigorous technical oversight, disciplined documentation and proactive engagement with the design team, main contractor and Dublin City Council. This structured approach enabled the timely issue of the Valid Completion Certificate for Pembroke 1A and ensured the building progressed smoothly through each statutory checkpoint.
The project also reflects ORSâs commitment to sustainable development. Through verification of energy-efficient systems, renewable technologies, low-carbon materials and environmental protections, ORS helped uphold the long-term performance and sustainability objectives of the wider Glass Bottle scheme.
The successful completion of Pembroke 1A demonstrates ORSâs capability to deliver compliance leadership at scale and reinforces our strategic partnership with Lioncor on one of Irelandâs most important regeneration projects.
