Overview of service

ORS was appointed to provide Assigned Certifier services for the redevelopment of the VHI Office Campus, a project that required the careful integration of historical and modern architectural elements.

The project involved connecting the existing VHI headquarters on Abbey Street with an adjacent office building. Central to this redevelopment was the transformation of a 150-year-old former Scots Presbyterian church, located between the two buildings, into the main entrance and foyer of the campus.

This delicate balance of old and new was achieved while maintaining the structural and aesthetic integrity of the historic church.

Project Outcome

The redevelopment required the church to be encased in a steel and glass exoskeleton, allowing it to become a functional and visually striking part of the office complex. ORS played a critical role in this transformation by ensuring strict adherence to the Building Control (Amendment) Regulations (BCAR). This process was customised to meet the unique challenges of the project, involving close collaboration with the contractor and design team.

ORS conducted a series of BCAR workshops to guide the design and construction teams through the regulatory requirements. These workshops covered key aspects such as the implementation of the inspection plan, documentation of compliance issues, and adherence to Fire Safety Certificates (FSC) and Disability Access Certificates (DAC) standards. In addition to these workshops, ORS also coordinated and carried out regular inspections, ensuring that every phase of the project met the necessary standards and was completed efficiently.

Challenges

One of the main challenges was preserving the historical character of the church while integrating it into the new office campus. The corridors connecting the upper floors of the two office buildings were designed to ensure seamless functionality without compromising the church’s structural integrity.

Another significant challenge was managing the phased construction to minimise disruption to ongoing operations at the VHI headquarters. This required precise planning and coordination among all stakeholders. ORS’s proactive approach, including regular inspections and collaborative workshops, was crucial in navigating these complexities and ensuring the project was delivered on time and with regulatory compliance.

In conclusion, the VHI Office Campus redevelopment highlights ORS’s expertise in managing complex projects that require the integration of historical structures with modern design. The successful completion of this project demonstrates ORS’s ability to deliver solutions that respect heritage while meeting contemporary standards.
