Through the delivery of these surveys, ORS provided Irish Rail with reliable, high-quality, and actionable asset data, establishing a robust evidence base to support ongoing asset management and long-term lifecycle planning. The systematic inspections allowed for the early identification, assessment, and prioritisation of structural defects and emerging risks, enabling targeted, proactive interventions. This approach reduced reliance on reactive maintenance, helping to minimise service disruption and avoid the higher costs typically associated with unplanned remedial works.
The structured survey methodology ensured that residential properties within the portfolio are maintained in a safe, compliant, and fit-for-purpose condition, while also generating consistent, comparable data to inform evidence-based decision-making. Survey outputs directly supported the development of forward maintenance programmes and capital investment planning, allowing Irish Rail to align resources with asset condition, risk profile, and strategic priorities.
By extending asset life, optimising long-term performance, and improving the predictability of maintenance expenditure, the programme supports a sustainable approach to residential property management.
