Overview of service
The project consisted of the development of the former Veterinary college site in Ballsbridge, Dublin, 2. The development consisted of a central commercial office and residential scheme over several blocks up to 11 storeys in height.
The client appointed the ORS Health and Safety Management Team to provide PSDP services on the project. As PSDP, we successfully coordinated the design stage to mitigate safety risks. The design team and specialist consultants were engaged to ensure the works were coordinated safely and addressed any anticipated design risks and hazards.



At the construction stage, ORS regularly engaged with the contractors and the PSCS to ensure the coordination of temporary works, management of the multiple construction phases and sequence of the works areas. The team coordinated all design changes at the construction stage that had potential health and safety impacts



Project challenges
Complex site location
The extensive development was constructed in a heavily populated city centre adjacent to high-volume trafficked roads and footpaths. There were several risks associated with the demolishing works. These challenges included Asbestos removal and management, site clearance, deep dig excavations, drainage issues, multiple complex structural temporary works, working on multi-story units and minimising any impact on adjacent sites and businesses.
Acting as PSDP, the project had many risks and hazards that the experienced ORS team would have expected to encounter in a complex high-rise project in such a location.
To manage these risks and hazards, the ORS team prepared detailed safety files for the end user based on their requirements concerning various unit uses in residential and commercial areas.
