Overview of service

The Arranmore Residential Development, located in Killiney, South Dublin, was an extensive project undertaken by Marlet Property Group. This development aimed to revitalise a site previously occupied by derelict structures, transforming it into a modern residential area with a mix of houses, duplexes, and apartments.

The scope of the Arranmore Residential Development included the construction of 10 terraced houses in one block, 16 duplex units in another block and 24 apartments distributed across two blocks. 

Additionally, a single standalone house was built. The project also involved creating pedestrian, cyclist and vehicle access to the site, alongside necessary drainage, landscaping and ancillary works.

Project Outcome

The site initially contained three derelict single-storey residential houses, necessitating significant preparatory work. This included asbestos removal, demolition and extensive tree and site clearance before the commencement of the main construction activities.

Our team was engaged to provide Project Supervisor Design Process (PSDP) services, ensuring that all health and safety regulations were meticulously followed throughout the project’s duration. This role was critical in managing the various health and safety challenges that arose, particularly during the initial pre-construction stage.

Effective collaboration with Marlet Property Group was a cornerstone of the project’s success. We attended site progress meetings, and issued detailed site visit reports directly to the client. Our ongoing projects with Marlet Property Group are included in a comprehensive monthly report to maintain clear and consistent communication. For specific issues or concerns, separate meetings were held with the client and PSCS to ensure timely and effective resolution.

Challenges & Solution

Several challenges were encountered during the Arranmore Residential Development. The project required various enabling works packages, such as asbestos removal, demolition, site and tree clearance and bulk excavation, before the main construction could begin. Furthermore, construction commenced in April 2021, a period when Covid-19 restrictions were still in effect, posing additional logistical challenges. The main new build works, initially planned for an 18-month schedule, extended to a 30-month programme.

Our team adopted a proactive approach to address these challenges. Upon appointment, we visited the site immediately to identify restrictions and concerns. A Preliminary Safety & Health Plan was prepared for each package, and we liaised closely with each PSCS. We conducted monthly site visits throughout the project to monitor and uphold health and safety standards.

Despite the challenges posed by the Covid-19 pandemic, the enabling works progressed without notable delays, highlighting the team’s efficiency and commitment to maintaining the project timeline. The client, Marlet Property Group, expressed their satisfaction with our performance, particularly praising our work on the safety file.
