Overview of service

Irish retail giant Dunnes Stores has upgraded and opened numerous stores nationwide. ORS was appointed to provide civil and structural engineering services on many of these store locations, including Cornelscourt, Blanchardstown, Blackrock, Naas, Leopardstown and Tallaght

ORS worked closely with the client, design team and contractor to ensure that both the client’s brief and vision were brought to life. The type of contract adopted on each project was a management contract to expedite delivery of the finished store within a condensed design and construction programme. The types of works varied from full alterations and renovations to internal fit-outs.

The Blackrock store involved the conversion of an existing commercial building (former public house) into a Dunnes Stores Food Hall. The works included significant demolition and structural alterations to convert the existing building into a suitable retail space.

The Blanchardstown store involved a refurbishment of the store, including an entirely new fit-out. ORS provided all structural details to facilitate the modifications, including changing ceiling types, walls and alterations to the main access doors. The bespoke design resulted in a highly spacious, customer and environmentally-friendly retail space.

The Naas store involved a complete fit-out to an existing shell and core building. The ORS team provided all structural details to facilitate the fit-out, including support of internal stud walls, glazing and deli equipment. The team provided structural details for alterations, including service openings and freezer floor modification details.

Project challenges

Adapting to the client’s environment

In a number of stores, the works were carried out in an active retail setting. Complex interfaces with existing services and staged construction were required to facilitate the continuation of the client’s retail operations. Minimising disruption to the store was of the highest priority to the client. Executing this took careful and coordinated planning by the entire design team and contractor.

Identifying gaps

Existing stores and buildings often had limited existing structural information available. ORS identified gaps in the information available. This allowed the team to procure and specify measured surveys, opening up works and investigations to provide a complete picture of the existing structures to inform the client and design team. Each project had a very ambitious delivery programme. To expedite delivery, the type of contract adopted was a management contract. This facilitated the delivery within a condensed design and construction programme.
