Overview of service

ORS provided Civil and Structural Engineering services from planning through to construction for the Albert Place Apartments development at Albert Avenue, Bray, Co. Wicklow, on behalf of O’Flynn Group.

The project comprised the development of a new multi-unit residential scheme on a constrained urban infill site, incorporating associated site infrastructure, drainage, roads, utilities and public realm works.

The development was designed to maximise the available site while integrating with the surrounding streetscape and existing infrastructure. The completed scheme provides high-quality, energy-efficient residential accommodation in a prime town-centre location, contributing to the continued delivery of sustainable housing in Bray.

Project Outcome

Acting as Civil and Structural Consulting Engineers, ORS was responsible for the design and coordination of all structural and civil engineering elements throughout the project lifecycle. The primary objective was to deliver a high-quality and sustainable residential development while providing durable and economical engineering solutions that supported modern methods of construction and compliance with current regulations.

Through close collaboration with the client, contractor and wider design team, the project was successfully delivered on a highly constrained urban site. The use of piled foundations and innovative construction methods supported programme certainty, enhanced build quality and improved energy performance. The completed development provides modern residential accommodation and represents a positive contribution to the ongoing provision of housing within Bray.

Challenges & Solutions

The project presented a number of engineering and logistical challenges due to the constrained nature of the site. Bounded by an active railway line to the north and neighbouring developments to the east and west, the available working space, construction access and material logistics were significantly restricted throughout the project.

Additional challenges arose from poor ground conditions, requiring careful assessment and the implementation of appropriate foundation solutions to ensure long-term structural performance. Close coordination between the design team, contractor and key stakeholders was also essential to safely manage construction activities adjacent to the railway boundary and minimise disruption within the surrounding urban environment.

These challenges were successfully addressed through early planning, proactive stakeholder engagement and the adoption of appropriate engineering solutions. Close liaison with Iarnród Éireann was maintained throughout the project to ensure compliance with operational and infrastructure protection requirements, while piled foundations provided a robust and reliable support system. Modern methods of construction were also incorporated to improve buildability, reduce programme duration and minimise disruption on the restricted site.

Engineering Excellence

A key feature of the project was the adoption of Insulated Concrete Formwork (ICF) construction for the superstructure. This innovative approach delivered improved thermal performance, enhanced airtightness and reduced on-site labour requirements, while supporting efficient construction sequencing on the constrained site.

The use of ICF contributed to the overall sustainability and energy-efficiency objectives of the development, enabling the delivery of high-performance residential units compliant with current building and energy standards. Combined with the implementation of piled foundations and close stakeholder collaboration, the project demonstrates how innovative engineering solutions can successfully overcome complex site constraints while delivering high-quality, sustainable homes.
